What can we learn from South Korean housing management?
Their government portal has two things that caught my attention. And all of it is available without registration to anyone in the world, if you know Korean or can press the translate button in your browser.
Right, what is there to hide?
- The history of all repairs in the building. They replaced the tiles, painted the first floor, repaired the pump: there is a record in the system with a before photo, an after photo, the contractor, and the cost.
The management company changed, the building chair changed, all the residents changed, a new elevator contractor arrived. The knowledge of what happened is not lost when people leave. It is easier for the new people to solve problems and trace the whole history of every piece of equipment. And what a dataset for an AI engineer builds up.
- You can compare the maintenance and utility charges in your building with any building in the country. The same class, newer, larger. And ask the right question, for example: "Why is the heating charge in our building 70% higher than in the similar one next door?" Full transparency. And now you can also ask an AI: "Look at all the data and prepare a list of questions to raise at the general meeting."
Full transparency of all building data, from finances to maintenance history, and preparation for a future when a building will be run by an AI management company based on data.
